Ferris State University

A portion of Ferris State University’s 1960s student housing facilities (originally designed for married housing) were in need of major interior and exterior renovations as well as mechanical and electrical system upgrades. Existing facilities were highly energy-inefficient and unable to meet residents’ demands. In order to attract and retain students in today’s competitive higher education environment, TowerPinkster’s design had to offer the academic and social environments and amenities today’s students expect on campus.

In its preliminary cost analysis, TowerPinkster determined that the cost of renovation would exceed that of new construction. Therefore, three new, 3-story complexes were constructed on the original site, adjacent to campus where nearby educational, recreational and social opportunities abound. The facilities feature two and four-bedroom units, each with a full kitchen and one bathroom for every two bedrooms. The buildings also offer flexible common spaces, laundry facilities, and adaptable technology that anticipates the ever-changing needs of students.

Each building is located to take advantage of the natural views of nearby valleys and green space. The apartments are also strategically located around the perimeter of the site to shield parking from view by traffic and others on campus.
This project achieved LEED-Gold certification. Features include abundant daylight views, natural ventilation, energy-efficient mechanical and electrical systems, water-efficient plumbing fixtures, and extensive use of recycled content materials. Responsible waste management strategies and stormwater runoff quality control methods were also used.
